A building automation system is only as good as its understanding of the mechanical equipment underneath it. Plenty of Florida facilities have a front end that shows pretty graphics while units short-cycle, economizers sit stuck, and a chilled water loop fights itself all afternoon. Mid-State Mechanical integrates controls as a mechanical contractor first: we know what the equipment is supposed to do, so we can write and verify sequences that actually deliver it.

Most of our BAS work is retrofit rather than new construction. Buildings across the Treasure Coast are running equipment from several decades and several manufacturers, tied to a controls front end that the original vendor no longer supports — or never gave anyone the password to. We pull those sites onto open, standards-based control using BACnet and DDC hardware so the system can be serviced by whoever you choose later, not just by the company that installed it. Mixed-vendor sites are the normal case, and phasing a conversion building by building keeps it affordable.

The gains are usually unglamorous and immediate. Real occupancy schedules stop conditioning empty buildings overnight and on weekends, which for a school campus or an office park is often the single largest saving available. Setpoint and deadband discipline stops simultaneous heating and cooling. Staging and lockouts keep equipment from fighting itself. Trend data turns comfort arguments into evidence, and alarms tell you a unit is drifting before a tenant calls — a condensate switch tripping repeatedly, a space that never reaches setpoint after 2 p.m., a compressor drawing more amps each month.

Florida buildings need controls tuned for humidity, not just temperature. Economizer strategies that pay off in dry climates are largely useless here and sometimes harmful, pulling wet outside air into the building. We set up dehumidification sequences, reheat where it is genuinely required, outside-air control tied to actual occupancy, and dew point awareness so equipment is not cooling to a temperature while the space stays clammy. We also configure sane behavior around storms and power events, so systems come back up in a controlled sequence rather than all at once.

Handover is part of the job. You get documented sequences, a points list, graphics that match the building as it exists, credentials that belong to you, and training for the person who actually operates the system day to day. If you would rather not manage it in house, we can monitor remotely and fold controls oversight into a maintenance agreement.
